Nate Hendricks, principal of Ali’i Builders, says it’s our privilege to walk side-by-side with our clients as we watch their custom home/commercial project come together—pouring the foundation, building the frame, visualizing the space and how they’ll use it, imagining what furniture or equipment goes where—and then seeing their project come to life.

Ali’i Builders is here to nurture and safeguard your project by providing you with guidance and support throughout the entire building process, from our initial meeting to the final walkthrough.

We understand the unique aspects of life in Hawai’i—which way the wind blows and when, how the sun crosses the sky, and what direction is best for a room or opening. These insights can only be gained through a connection with the āina (land). We promise you a truly custom home/commercial project and will make sure we have a comprehensive understanding of your project vision from the start.

We will collaborate with you to discuss your vision, requirements, goals, and design preferences in order to thoroughly understand your dreams. At that point, we will produce schematic designs that will include:

  • A site plan
  • Floor plans
  • Elevations
  • Computer renderings

Next, we will provide preliminary cost estimates. Once a price is agreed upon by both parties, we can initiate final design drawings, submit for your building permit, and create your specific contract documents, whether they be a cost plus, cost plus with a guaranteed maximum price (GMP), or a stipulated sum contract. Your project is officially launched!

We want this entire experience to run as smoothly as possible for you, and our local expertise is essential when tackling some of the challenges of building in Hawai’i. We are here to manage every facet of the entire construction process—permit drawings, planning approval, selecting your team—including any of the complexities your project may require.

The procurement stage must be carefully managed to ensure a good relationship with your suppliers. Ali’i Builders uses the highest quality materials, systems, and products at the best value, and we will manage the bidding process for you. We will also hand pick your project’s materials with you, and then manage the ordering and delivery of all supplies before beginning the actual construction.

The special challenges of building on an island in the middle of the largest ocean in the world requires scheduling and planning in advance of the construction start date. Normally, it can take anywhere from six to twelve weeks to get all our materials on the island since everything comes by boat.

It is exciting to watch your custom home/commercial project take form and our knowledgeable team of construction professionals will be at your side to manage every step of the construction process. Our day-to-day oversight of your project includes managing sub-contractors and vendors, as well as project communications. We will also oversee all of the inspections throughout this entire stage so that you can feel confident that you have Hawai’i’s leading custom builder at your side.

With over twenty-five years in the construction industry in Hawai’i, we have the requisite knowledge, experience, resources, and relationships—especially with Hawaii County and Hawaii State governments—to manage your custom home/commercial project with expertise and finesse.

Finally, we will do a walk through of your project with you after it passes your local building department’s final inspection—reviewing our work, explaining warranties, and, most importantly, making sure you are pleased with our results.
